Please prepare your ID card or passport, salary certificate of the last 3 months and company business card.

When signing the lease, the tenant needs to pay 2 months’ rent deposit and the first month’s rent. Under normal circumstances, if the tenant pays all the money to the landlord, it can be refunded within 7 days after the contract is completed.

The term of the lease is two years. Tenants can refer to the notes on the Valuation Department’s website at www.rvd.gov.hk/tc/our_services/part_iva.html for more information on the key statutory requirements governing leases.

 

The regulatory cycle of a tenancy of a split unit under Part IVA of the Landlord and Tenant (Consolidation) Ordinance shall consist of two consecutive regulated tenancies of the split unit (i.e. the first tenancy and the second tenancy), each for a term of two years. In other words, the tenant of the first lease of a split unit is entitled to be granted the second lease in the relevant regulatory cycle for the split unit, thus enjoying four-year tenancy protection.

Normally, we will receive payment by bank transfer.

Rent includes rates, government rent and management fees.

The rent does not include utilities.

To ensure that tenants will not be overcharged for utilities, independent water meters and independent electricity meters are installed in each room. The installation of related pipes and electrical installations shall be carried out in accordance with the relevant existing government regulations.

The owner shall prepare written accounts to share the amount of the payment bill according to the readings of independent water meters and electricity meters. The landlord is also required to produce a copy of the payment slip to the tenant for reference. The tenant shall pay to the landlord the assessed amount shown in the account for the premises within 3 days after the landlord produces a copy of the payment slip and the written account to the tenant.

The unit has included 1000M WiFi for all room tenants. Tenants can measure whether they need to install additional broadband networks and routers at their own expense according to network security, speed and usage.

All rooms are equipped with beds with mattresses, basic furniture and electrical appliances, which is convenient for you to rent and live immediately. The size and model of furniture and electrical appliances may vary depending on the room.
